Our cleaning services in Singapore.

OSUKLEN PTE. LTD. provides commercial and residential cleaning from 22 Sin Ming Lane #06-76 Midview City, Singapore - 573969, Singapore (SG). The six service lines below cover the full span of our wash bay method, from a nightly office pass to a scheduled building contract. Each one is planned, priced and inspected as a distinct job with its own equipment list.

Service detail

Six services, each with its own method and limits

The pages below describe scope, equipment, working hours and what we ask of a client. If a surface or a situation falls outside a service line, we will say so during the survey rather than on the invoice.

Office and Retail Cleaning

Office and retail cleaning is the routine that keeps a business presentable. Our crew covers workstations, meeting rooms, reception areas, pantry counters, washrooms, lift lobbies, stairwells and shopfront glass. The scope is agreed as a checklist, and a supervisor samples the finished areas against that checklist before the crew leaves the site. Floors receive a vacuum or a mopping pass depending on the finish, and hard floors are cleaned with a neutral detergent so vinyl, stone and sealed timber keep their surface.

For retail premises, timing matters as much as the clean itself. We work before opening or after closing, or through the trading day with low-noise equipment where the store prefers continuous cover. Glass, counters, fitting rooms, mirrors and entrance matting get particular attention because they are the surfaces a customer actually touches and sees. Waste is separated where the building runs a recycling stream, and consumables such as hand towels and soap can be included in the scope on request.

Crews are briefed on the layout during a first supervised shift, so a regular site is worked in the same order every time and nothing is skipped because it was hidden behind a door. Training covers surface identification, chemical dilution and safe manual handling. For premises with sensitive equipment, we agree a dry method for the server area and a separate method for washrooms so the two never share cloths or water.

DAILY OR WEEKLY SCHEDULED

Post-Renovation Deep Cleaning

Post-renovation cleaning removes what the building work left behind. Fine dust from cutting, sanding and screeding settles on every horizontal face and works into every gap, and ordinary mopping turns it into a grey film that dries hard. Our method starts with a dry capture pass using HEPA vacuums and dry microfibre, so the bulk of the dust is lifted before any water touches the surface. Only after that do we move to a controlled wash pass and a clear rinse.

The detail work is where this service earns its place. We clean inside cabinets and drawers, along the top of door frames, into window tracks, around socket and switch faces, along skirting and into grout lines. Paint spots, adhesive residue and silicone smears are treated with a suitable solvent after a small test patch confirms the surface can take it. Ceiling grid channels and light diffusers are wiped so the room does not shed dust back onto the floor after the final rinse.

We ask for a clear site with the trades finished and the power and water connected. Where a handover deadline is tight, we can stage the clean floor by floor and keep the last reachable areas until the final day. A post-renovation clean is priced by floor area, level of residue and the number of glass and fitting items, all confirmed at the survey.

DUST CAPTURE FIRST

Carpet and Upholstery Care

Carpet and upholstery care is a fibre problem before it is a dirt problem. Wool, nylon, polyester and blended fabrics each react differently to heat, water and chemistry, so we identify the fibre and test a hidden area before treating a visible one. The standard method is a pre-spray to loosen soil, a gentle agitation pass to lift it from the pile, hot water extraction to carry it away, and a controlled dry so the carpet is safe to walk on within a short time.

Stains are matched to their type. A tannin stain from tea and a protein stain from milk need different treatments, and a solvent-based mark from ink or grease needs a different approach again. Using one bottle on every mark is how colours are lost and fibres are damaged, so the crew carries a stain kit and selects from it on site. Odour treatment is available where pet or smoke residue is present, and we explain the realistic limit of what extraction can remove from an older carpet.

Upholstery work covers desk chairs, meeting seating, sofas, partition panels and headboards. We work in sections, keep the moisture low, and use air movers to speed drying so a meeting room can be returned to use quickly. Curtains and blinds are assessed separately and cleaned in place only where the fabric and the fixing allow it.

FIBRE MATCHED SPOT-CHECKED

High-Pressure Washing

High-pressure washing removes the film that builds on external surfaces. Loading bays, bin compounds, car park decks, walkway tiles, external walls, drains and building facades all collect a layer of grime, tyre marks and biological growth that a hose and brush cannot cut. We select the bar pressure for the surface: a low rinse bar for render and painted walls, a higher bar for concrete and stone, and an adjustable nozzle to keep the spray pattern tight.

Water management is part of the job. Run-off is directed away from drains that cannot take it, and where the site requires it we use a recovery system to contain and filter the wash water. We protect nearby vehicles, signage and landscaping with screens and covers, and we never direct a jet at a seal, a joint or a fitting that a survey has flagged as water sensitive. A test patch is run before the full pass so the client can see the result and confirm the finish.

After washing, the surface is squeegeed or air-moved dry and the area is returned to use. For facades and high-level work, access equipment and any permit requirements are arranged before the shift, and the method statement is shared with the building manager in advance. This service is available as a one-off or as a scheduled external clean.

ADJUSTABLE BAR

Disinfection and Sanitisation

Disinfection and sanitisation focuses on the surfaces that hands and bodies touch most. Door handles, lift buttons, handrails, light switches, shared keyboards, counter edges, washroom fixtures and pantry taps are the points where a building spreads what it collects. We apply an approved disinfectant and hold it for the stated contact time, because a product wiped off too early does not do its work. The pass runs from the cleanest area to the dirtiest and from high to low, so a surface is never re-contaminated by the step that follows.

Cloths and mop heads are colour coded by zone and changed at intervals within a shift, then laundered and dried at a temperature that keeps them hygienic. For premises that need a documented response, such as clinics, childcare centres or food handling areas, we build a route map, record the products used and their dilution, and leave a visit log for the facility file. We can also run a fogging or misting pass for enclosed spaces where a surface wipe cannot reach, with the area closed and ventilated to the manufacturer instruction.

We are careful not to overstate what disinfection does. It reduces the microbial load on a treated surface at the moment of treatment; it does not make a surface permanently sterile, and it does not replace routine cleaning. We explain this during the survey so a client buys the correct level of protection instead of an unnecessary one.

CONTACT TIME HELD SCHEDULED

Scheduled Housekeeping Contracts

A scheduled housekeeping contract puts cleaning on a defined rhythm. We agree a frequency, a scope, a response time for call-backs and a named supervisor, then hold to them for the term. The same crew is kept on a regular site wherever possible, because a team that knows a building works faster and notices a change before it becomes a problem. Contracts suit offices, clinics, schools, gyms and managed buildings that need a clean that does not depend on someone remembering to book it.

Each contract includes a written scope, a task schedule and a reporting routine. The supervisor audits the site on a set cycle, records findings and shares them with the client contact. Consumables, periodic deep cleans and window cleaning can be bundled into the contract or kept as separate lines, and the price is reviewed only at the agreed review points rather than with surprise variations.

We keep contracts flexible at the edges. If a tenant moves out or a floor is added, the scope can be adjusted with reasonable notice, and a short-term cover arrangement can be added for events or holiday periods. Our aim is a contract that a facility manager can rely on, with one point of contact and a clean record at renewal.

How we work

A process that ends in a drying stage, not a wet floor

Our process is the same across every service line. It begins with preparation, moves through a wash and a rinse, and ends with drying and inspection. The drying stage is what separates a surface that stays clean from one that looks dull again within a week, and we treat it as a required step rather than an optional one.

  • Prepare: move what can be moved, protect what stays, select the detergent and the nozzle for the surface.
  • Wash: apply the product and give it the dwell time the chemistry needs to lift the soil.
  • Rinse: carry the loosened soil away with clean water instead of spreading it into a corner.
  • Dry: squeegee, extract or air-move until the surface is genuinely dry and safe to use.
  • Inspect: walk the finished areas against the checklist and record any touch up.
Every quote is preceded by a survey. We test a small area for colour fastness, sealant condition and water sensitivity, then set the method to the surface rather than forcing the surface to fit the method.
